Prime Chimney Experts — DFW chimney & fireplace specialists. Free inspection, written quote, no surprise fees.
Level 3 chimney inspection is the most invasive — required when a Level 1 or 2 indicates hidden damage that can only be diagnosed by removing portions of the chimney structure or building components. Prime Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.
What’s actually involved
Level 3 inspection involves removing portions of the chimney structure or surrounding building components to gain access to areas of the chimney not accessible at Level 1 or 2. It’s the diagnostic of last resort — invasive, more expensive, and only used when conditions warrant it.
When Level 3 is appropriate: when Level 2 video scan revealed damage that needs further diagnostic access; when there’s evidence of a chimney fire that may have caused concealed structural damage; when the chimney is being investigated as part of an insurance claim involving structural failure; or when planning a major renovation that affects the chimney.
Level 3 might involve removing a section of drywall to inspect a chimney passing through a wall, removing a portion of the chimney crown to access the smoke chamber, or removing roofing material to inspect the flashing and chimney exterior at the roof intersection.
Because Level 3 is invasive, the inspection typically includes a written restoration plan — what we removed, what we found, and what restoration work the property needs after the inspection is complete.
Why this matters in DFW specifically
Level 3 inspections in DFW are most common after major storm events where insurance is investigating concealed structural damage, after older chimneys (60+ years) have shown failure on Level 2, and during major remodels of mid-century homes (Lakewood, Oak Cliff, North Dallas) where the chimney needs to be evaluated for continued use with modern appliances.
Our process
- Pre-Level-3 Level 2 review — We review the Level 2 findings to confirm Level 3 is the right next step and to scope which portions need to be opened.
- Written scope and authorization — Because Level 3 is invasive, we provide written scope and price for the inspection itself plus the restoration work. The homeowner authorizes both before any opening.
- Targeted inspection — We open only the portions identified in the scope, document with photos, and assess condition.
- Restoration and final report — We restore the opened portions to original condition (or coordinate with a general contractor if the scope is larger). The final report includes everything found, photos, and required repair recommendations.

Frequently asked questions
Is Level 3 always needed if Level 2 finds something?
Not always. Many issues found at Level 2 (cracked flue tiles, mortar gaps) can be repaired without Level 3 access. Level 3 is reserved for conditions that genuinely cannot be diagnosed without opening up the structure.
Will my insurance pay for Level 3?
If the inspection is part of a covered claim — yes, typically. We document the inspection in a format adjusters accept. If it’s preventive, it’s usually homeowner-paid.
How long does a Level 3 take?
It depends on the scope. A simple single-area opening might be a single 4-6 hour visit; a multi-area Level 3 can extend across 2-3 days plus restoration time.
Can I refuse to authorize Level 3?
Of course. Level 3 is your decision. We explain why we’re recommending it, what we expect to find, and what the alternatives are. If you decline, we document the recommendation and your decision.
Will the restoration match the original?
We make the restoration as invisible as possible — original brick, color-matched mortar, matching paint and drywall texture. For large openings or complex restorations, we coordinate with a general contractor to ensure the visible result matches the original.
