Real-estate-grade reports. A chimney inspection report for a real-estate transaction needs to do three things. It needs to identify what the chimney is and how it is built. It needs to document condition with photographs at adequate resolution. And it needs to flag anything that will surface on the buyer-side inspection, with severity rating and recommended remediation. The primer is a 45-minute session, in-person at your brokerage or by video, walking through what your buyers’ inspectors are looking for, what the most commonly-missed defects are, and how to read a chimney inspection report fluently.

What the pre-listing inspection covers

The Realtor Partnership pre-listing inspection is a CSIA Level 2 inspection">Level 2 inspection scoped to the documentation requirements of a DFW residential real-estate transaction. Specifically:

Roof-level visual inspection. Cap, crown, flashing, upper masonry, and visible deterioration. Interior video scan of the flue. A camera-based scan documenting interior flue condition, with stills captured for the report. Firebox and smoke chamber inspection. Visible damage, refractory condition, damper function, and code compliance for current standards. Exterior masonry walk. Brick condition, mortar joint integrity, visible water damage, and crown condition. Photo documentation. All findings photographed at adequate resolution for inclusion in the inspection report. Written report. Severity-rated findings, with itemized repair-cost line items where defects are present. The report is delivered electronically within 48 business hours of inspection completion. Standard pricing for the partnership program: $249 per inspection at the time of writing. Pricing is held flat through the partnership engagement period.

How partnership works

Step 1 — Enrollment conversation. A 20-minute call to walk through the program, the pricing, the scheduling commitment, and the agent CE primer. We send you a one-page partnership agreement to review. Step 2 — Sign-up. A short partnership agreement formalizing the program terms, the contact preferences for scheduling, and the report delivery format your brokerage uses. Step 3 — First inspection. Schedule a pre-listing inspection on your next listing. We hit the 24–48 hour scheduling commitment from inquiry. You receive the report electronically within 48 business hours of inspection completion. Step 4 — Ongoing. Once enrolled, you have priority scheduling and a single dedicated point of contact for all chimney needs across your listings — inspections, repairs, relines, anything chimney-side that surfaces in transaction.

There is no annual fee, no minimum-inspection requirement, and no exclusivity clause. The program is built for your convenience, not for our retention metrics.

Who qualifies

  • Texas-licensed real-estate agents practicing in the DFW Metroplex
  • Brokerages, real-estate teams, and luxury-property practices
  • Real-estate transaction coordinators and listing administrators (with agent or broker authorization)

The 45-minute primer covers:

The chimney red flags that move deals. Top six defects by transaction-impact frequency: failed crowns, cracked clay flue tiles, parging deterioration, smoke chamber non-compliance, flashing failures, and missing or damaged caps. What each looks like in an inspection report; what each costs to remediate; what each means for the contingency conversation. How to read a chimney inspection report fluently. Severity ratings, photo evidence, recommended-vs-required language, and the difference between “monitor” and “remediate.” When to recommend a Level 1 vs Level 2. Listing agent guidance on when a more comprehensive Level 2 inspection is warranted before listing — and when the standard Level 1 is the right call. Insurance-claim documentation.
