Prime Chimney Experts — DFW chimney & fireplace specialists. Free inspection, written quote, no surprise fees.
The chimney crown — the concrete cap on top of the chimney — is the single most important defense against water damage, and the most commonly failed component on DFW chimneys built before 2010. Prime Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.
What’s actually involved
The chimney crown is the concrete or mortar slab on top of a brick chimney that sheds rainwater away from the masonry stack and away from the flue. When it fails, water enters the chimney from above and destroys it from inside out.
Pre-2010 crowns in DFW are typically a thin mortar wash poured directly on top of the brick — they crack within 5-10 years from thermal cycling, freeze-thaw, and the rigidity of the mix. Modern crowns use a polymer-modified concrete with a flexible expansion joint and overhang, which lasts 25+ years.
Crown repair has three options depending on damage: patching with a flexible crown sealant (works for hairline cracks, lasts 5-7 years), recoating with a polymer crown coat (works for surface deterioration, lasts 10-15 years), or full crown replacement (the long-term fix for any seriously damaged crown).
We diagnose which option is right after on-site inspection — we don’t quote crown work over the phone because the right repair depends on what we find when we get up there.
Why this matters in DFW specifically
DFW summers expand the crown; winters contract it. The 50-100°F annual temperature swing is brutal on rigid concrete crowns. Add hailstorms that crack the crown surface, and you have a structure that needs attention every decade unless it was originally built with a flexible polymer mix and proper expansion joint. Most pre-2010 DFW chimneys we inspect have crown damage; most pre-1995 chimneys have failed crowns.
Our process
- Roof access and crown inspection — We climb the roof, photograph the crown from multiple angles, identify cracks, separation, missing material, and any damage to surrounding flashing or brick.
- Diagnosis and quote — We recommend patch, recoat, or replacement based on what we found — and explain why. You get a written quote before any work.
- Repair execution — Patches use flexible sealant rated for chimney use. Recoats use polymer crown coat applied in 2-3 layers. Full replacement removes the old crown and pours a new polymer-modified crown with proper drip edge and expansion joint.
- Final inspection and warranty — Photos of completed work, warranty paperwork (3 years on patches, 7 years on recoats, 15 years on full replacements).

Frequently asked questions
How do I know my crown needs work?
Visible cracks on the crown surface, water staining on the brick directly below the crown, white/orange efflorescence streaks on the chimney, or pieces of crown material on the roof or in the gutters. From the ground, look for streaks running down from the top — that’s water moving where it shouldn’t.
Can I just seal the crown myself?
You can apply a hardware-store crown sealant, but it likely won’t last more than 2-3 years and won’t address structural cracks. Professional crown repair uses materials and application methods that hold up to DFW weather.
How long does a new crown take to cure?
24-48 hours before it can take rain; 7-14 days for full cure. We don’t pour during rain or in temperatures below 40°F.
Does a new crown require permitting?
Generally no — crown repair is considered maintenance, not structural alteration. Full chimney rebuilds do require permits in most DFW municipalities.
How does a polymer-modified crown differ from a standard concrete crown?
Polymer modification adds flexibility — the crown can expand and contract with temperature swings without cracking. Standard concrete crowns are rigid and crack under DFW thermal cycling.
