What is a chimney cap — and why it’s the cheapest insurance you’ll ever buy

A chimney cap is a covered, mesh-sided housing that sits on top of your flue tile or chase. It does four jobs that the rest of the chimney can’t do on its own: it keeps rain and freezing rain out of the flue, keeps animals (squirrels, raccoons, chimney swifts, wasps) from nesting inside it, blocks burning embers from landing on a composition-shingle roof, and stops downdraft that sends smoke and CO back into the living room.

On a typical Dallas masonry chimney, every cubic inch of rain that goes down an uncapped flue ends up sitting against the smoke shelf, soaking the mortar joints, and rusting the damper. Within two or three Texas storm seasons that adds up to spalling brick, a frozen-shut damper, a stained ceiling around the firebox, and — eventually — a teardown-and-rebuild crown. The fix at the start is a $300-$-+ cap. The fix at the end is a $5,000-$-+ masonry rebuild. We’ve quoted both. Customers who let us cap the chimney first never see us back for the second job.

Animal entry is the other half. Raccoons squeeze through 4″ openings, squirrels through 1.5″, and chimney swifts — federally protected migratory birds — treat any uncapped Texas flue like a free condo from March through September. Once swifts nest, the Migratory Bird Treaty Act prohibits removal until the young fledge. A cap installed before March prevents the problem.

Chimney cap services we install across DFW

Every chimney is measured by hand. We don’t carry “universal fit” caps on the truck because they don’t actually fit anything — they sit on top of a flue tile, vibrate loose in 60‑mph winds, and start rust-staining the crown within a year. PCE caps are sized to the chimney we are standing on, then installed with stainless hardware and high-temp silicone.

New chimney cap installation

For homes that have never had a cap (or had one blown off in a hailstorm and never replaced), we measure the flue, fabricate or pull a stocked stainless cap, and mount it the same visit when possible. Includes a free Level 1 visual flue inspection so we catch any damage already done.

Chimney cap replacement

Most caps we replace are 8 to 15 years old, galvanized, and rusted through at the mesh. We remove the old cap, scrub mineral staining off the crown, and install a 304 or 316 stainless replacement. The old cap goes in our truck for recycling — no leftover metal on your roof.

Chimney cap repair

If the cap is high-quality (custom copper, heavy-gauge stainless) but the mesh has been dented by hail or pulled apart by a squirrel, we’ll repair it on the roof rather than upsell you a new cap. Honest scope.

Custom-fit, multi-flue, and outside-mount caps

Larger DFW custom homes — Westover Hills, Mira Vista, Vaquero, Westlake — routinely have 30″×60″ or larger multi-flue chases that no off-the-shelf cap will cover. PCE fabricates custom outside-mount caps in 304 stainless, copper, or copper-clad stainless to match your roofline. These cover the entire crown, not just the flue, and stop crown cracking permanently.

Top-mount damper caps (energy upgrade)

A top-mount damper cap replaces both your throat damper and your chimney cap with one stainless unit at the top of the flue. Closes a gasket-sealed lid when the fireplace is off, eliminating the 1-cubic-foot-per-minute air leak a typical throat damper allows. Pays for itself in 3-5 winters in avoided HVAC loss.

Materials: what we install and what we won’t

Material is where most chimney-cap horror stories start. The cheap caps sold at big-box stores are galvanized steel — zinc over mild steel. In DFW humidity and mineral-spray, that coating is gone in 3-7 years and the cap rusts through. PCE installs three materials, in order of preference:

  • 304 stainless steel — our standard. Lifetime-warrantied. Holds up to Texas hard-water mineral staining, hail, and UV. Typical service life 25+ years.
  • 316 stainless steel — for homes within ~30 miles of the coast or near pools (chloride exposure). Adds molybdenum for corrosion resistance. Same lifetime warranty.
  • Copper — chosen for premium-home aesthetics (Highland Park, Westover Hills, Southlake estates). Develops a green patina over 8-15 years. Lifetime-warrantied against rust-through.
  • Galvanized — we don’t install it. We will remove yours and recycle it.

PCE’s lifetime warranty covers rust-through, weld failure, and mounting-hardware failure on any 304 or 316 stainless or copper cap we install — for as long as you own the home. That’s our differentiator: most DFW chimney companies offer 1- or 5‑year warranties because they know galvanized fails. We don’t install galvanized, so we don’t need the escape clause.

Our installation process — start to finish in one visit

Most chimney cap jobs in DFW are completed in 60-90 minutes from the moment we arrive. Our master technician handles the entire job — no junior crew, no rotating subcontractors.

  1. Free roof-top inspection. We inspect your existing cap (if any), the crown, the flue tiles, and the mortar joints. Photos go straight to your phone.
  2. Hand measurement. Flue ID, OD, height, and any decorative shroud are measured with calipers. No guessing.
  3. Quote in writing. Material options, price, warranty terms, and timeline — emailed before any work starts.
  4. Install or fabricate. Stocked stainless caps go up the same day. Custom multi-flue or copper caps fabricated in 5-10 business days, then installed in one visit.
  5. Mount and seal. Stainless self-tapping screws into the flue tile (never construction adhesive alone), high-temp silicone perimeter seal, hairline-tested for water-tightness.
  6. Cleanup. Old cap removed, drop-cloth tarps shaken out, driveway swept. Roof left cleaner than we found it.
  7. Warranty handoff. Lifetime warranty registered to your address in our system. PDF emailed. Photo of completed work archived.

Why DFW chimneys eat caps faster than the rest of the country

North Texas sits squarely inside what insurers call the “hail belt.” The DFW NWS office has logged dozens of severe-weather warnings in the past 12 months alone, and the metro saw 3‑inch hailstones on June 1, 2025 plus a March 25-26, 2025 quarter-to-egg-sized barrage that hit Mesquite, Allen, McKinney, and most of Tarrant County. A galvanized chimney cap in that environment is a roof-mounted sacrifice; even premium stainless caps need their hardware checked after a major hail event. PCE provides free post-hail inspections to past customers in our service area.

Texas hard water is the second hidden killer. Dallas and Fort Worth municipal water averages 140‑180 ppm of dissolved minerals (calcium, magnesium). When sprinklers and rain hit a galvanized cap and evaporate, those minerals deposit on the metal and accelerate rust-through. They also leave the iconic white-and-rust streak down the front of a Dallas chimney that homeowners mistake for a paint problem. The fix is stainless, which doesn’t react to mineral deposit.

Wildlife is the third factor. Chimney swifts arrive in Texas in March or April and depart for the upper Amazon basin in August or September — they are federally protected under the Migratory Bird Treaty Act, which means once they nest in your flue, you cannot remove them, their nest, or their young until they have migrated south. Squirrels and raccoons don’t care about the calendar. Every DFW chimney we cap before March is a chimney that doesn’t cost the homeowner a wildlife-removal call later.

Add freeze-thaw cycles, summer UV at 100°F+ roof temperatures, and prevailing south-southwest winds, and you have a chimney environment that punishes shortcuts. PCE designs every install to outlive it.

Pricing — what a chimney cap actually costs in DFW

Most DFW homeowners pay between $200 and $650 for a professionally installed chimney cap. That range is wide because chimneys are wide:

  • $200–$325 — standard stocked single-flue 304 stainless cap, straight access, no removal of old cap.
  • $325–$475 — stocked stainless cap + removal/disposal of an old galvanized cap, mineral-stain cleanup on the crown, and a Level 1 visual.
  • $475–$650 — multi-flue stainless cap, steep-pitch roof access (8/12 or steeper), or two-story access.
  • $650+ — custom-fabricated outside-mount caps, copper caps, top-mount damper caps, decorative shrouds. Quoted after measurement.

Cost drivers: cap size, cap material, mounting type (inside-flue vs outside-mount), removal of an existing cap, roof pitch and height, and whether you want a custom shroud. PCE quotes are written and itemized — you see the cap cost, the install labor, and any add-ons separately. Inspection and quote are free.Call 682-226-6257 or fill out the form below.

Frequently asked questions

How long does a chimney cap last?

A galvanized big-box cap typically fails in DFW within 5-8 years. A 304 stainless cap installed correctly will last 25+ years. Copper caps will outlive the homeowner. PCE’s lifetime warranty on stainless and copper means if it ever rusts through, welds fail, or hardware fails, we replace it free. The metal we use is rated for 50+ years in coastal environments — DFW is much easier on it than that.

Do I really need a chimney cap?

Yes. Every fire-code authority, the CSIA, and the NCSG agree: an uncapped chimney is an open invitation for water, animals, and embers. Insurance carriers in Texas increasingly cite missing or damaged caps as a factor in denied chimney-water-damage claims. The cost of a cap is roughly 2-5% of one denied water claim.

What’s the difference between a chimney cap and a chase cover?

A chimney cap covers the flue opening (the actual smoke pipe). A chase cover is a flat metal sheet that covers the entire top of a framed-and-sided chimney chase (common on prefab fireplaces). Many DFW homes need both. PCE installs and fabricates both, and a custom outside-mount cap can sometimes serve as both.

Will a chimney cap actually keep animals out?

Yes — if it’s sized correctly. PCE caps use 3/4″ spark-arrestor mesh, which excludes raccoons, squirrels, chimney swifts, bats, and wasps while still meeting NFPA 211 spark-arrest requirements. The off-the-shelf 1″ or larger mesh sold at hardware stores does not stop juvenile squirrels.

How much does a chimney cap cost in Dallas?

Typical PCE installations run $200-$-+ depending on size, material, and complexity. Standard single-flue stainless caps fall in the $200-$-+ range. Custom outside-mount or copper caps run higher. Every quote is free, in writing, and itemized so you see exactly what the cap costs vs the labor.

What does the lifetime warranty actually cover?

PCE’s lifetime warranty applies to any 304 stainless, 316 stainless, or copper cap we install. It covers rust-through, weld failure, and mounting-hardware failure for as long as you own the home. It does not cover acts of God (an EF-3 tornado will void it — but we’ll work with your insurance on a replacement). Transferable to a buyer for one home sale.

Can you fix my existing cap instead of replacing it?

If the cap is heavy-gauge stainless or copper and only the mesh is damaged, yes — we’ll repair on the roof. If the base or fastening hardware has failed, replacement is more cost-effective and we’ll tell you so. We’d rather quote you honestly today than upsell you and lose your trust.

What DFW homeowners say about PCE chimney caps

4.4★ average across 54+ Google reviews of Prime Chimney Experts.

★★★★★
“Our 1990s Colleyville house came with a rusted-out galvanized cap that nobody told us about during the inspection. After the spring 2025 hail we had a brown stain coming through the family-room ceiling. PCE came out the next morning, showed me the cap on his phone before he even came down off the roof, and replaced it with a stainless cap the same afternoon. Lifetime warranty in writing. Three months later, no more stain. Would hire again.”

— J.M., Colleyville

★★★★★
“We have a custom 36″ x 60″ multi-flue chase on our Southlake build that no off-the-shelf cap fits. Two other companies tried to sell me a stocked cap that would have left half the crown exposed. PCE measured, fabricated a copper outside-mount cap in their shop, and installed it ten days later. The patina is starting to come in and it looks like it was built with the house. Worth every dollar.”

— R.K., Southlake

★★★★★
“A pair of squirrels chewed through the cheap mesh on my old cap and nested on the smoke shelf. PCE removed the nest, cleaned the flue, and installed a heavy-gauge stainless cap with proper 3/4″ mesh. Every step was photographed. The technician was CSIA-certified and walked me through the inspection report on my kitchen table. Most professional home-services experience I’ve had in Westover Hills.”

— D.S., Westover Hills (Fort Worth)
