What we cover, what we don’t, and why it matters at resale

Most chimney work in Dallas-Fort Worth comes with a 30-day to 12-month warranty. The kind of work we do at Prime Chimney Experts — masonry rebuilds, stainless flue relines, crown rebuilds, tuckpointing, smoke chamber parging — is built to last decades. A 12-month warranty on decades-of-life work is, in plain terms, an admission that the contractor doesn’t expect the work to hold.

We expect ours to hold.

Every masonry repair, every reline, every crown rebuild, every tuckpointing job, every smoke chamber parge, and every waterproofing application performed by Prime Chimney Experts is covered by our lifetime workmanship warranty — for as long as you own the home, and transferable, one time, to the next homeowner when you sell.

What the warranty covers

Masonry repairs. Brick, mortar, and stone work performed by PCE is warranted against workmanship failure for the life of the homeowner. If a mortar joint we repointed cracks, we come back. If a brick we reset comes loose, we come back. If a smoke chamber we parged delaminates, we come back. Stainless flue relines. Our 304 and 316 stainless flue liners are warranted against workmanship failure for the life of the homeowner. The liner manufacturer’s product warranty (typically lifetime on premium liners) is separate and stacks on top of our workmanship warranty — meaning both the liner itself and our installation of it are covered. Crown rebuilds. Crowns we have rebuilt — full structural rebuilds in proper crown mix, not surface seal — are warranted against cracking and water intrusion for the life of the homeowner. Tuckpointing. Tuckpointing work we have performed is warranted against mortar failure and water intrusion for the life of the homeowner. Crown sealant work performed alongside tuckpointing is included. Smoke chamber parging. Smoke chamber parge work to current code, performed in refractory mortar, is warranted against delamination and structural failure for the life of the homeowner. Waterproofing applications. Vapor-permeable waterproofing applied to chimney exterior masonry is warranted for the manufacturer’s full term (typically 7–10 years for premium products), with PCE workmanship warranted for the life of the homeowner.

If, at any point during your ownership of the home, work we performed fails — diagnose, document, call us. We come back. There is no diagnostic fee on a covered claim.

What the warranty does not cover

We are direct about exclusions. The warranty is real because it is bounded.

Acts of God. Lightning strikes, tornado damage, hurricane debris, hail above a documented threshold, earthquake, fire, flood, and other catastrophic-event damage are not covered by workmanship warranty — those events are covered by your homeowners’ insurance. We will document the damage on a Level 2 inspection">Level 2 inspection at our standard inspection rate; many of our Acts-of-God documentation reports become insurance-claim line items. Normal wear and degradation. Caulking, sealants, and other consumable surface materials degrade on a known cycle. Our warranty does not extend to these items beyond the manufacturer’s term. We disclose maintenance cadence at project close. Insurance-claim work paid through the homeowner’s policy. Where work is performed under a homeowners’ insurance claim and paid through the policy, the warranty terms are governed by the carrier’s specifications, not by our standard lifetime warranty. We document the difference clearly on every contract. Work performed by other contractors. If another contractor has worked on the chimney after our work and that contractor’s intervention has compromised our installation, the warranty does not cover the resulting failure. We do, however, run a free reinspection with documented findings — that report often becomes the basis for the other contractor’s accountability. Misuse. Burning unseasoned wood, burning trash, burning treated lumber, exceeding the firebox capacity, or operating the system in a way the manufacturer expressly prohibits — these are misuse and not covered.

Transferability — the resale point

The lifetime warranty is transferable, one time, to the next homeowner when you sell the property. That transfer is one of the strongest single line items we add to a property’s resale story in DFW.

Here is why it matters in plain terms. The buyer of a home with a recently relined chimney, recent crown rebuild, or recent tuckpointing is going to ask one of two questions during the inspection contingency. Was the work permitted and code-correct. Is there a warranty I can rely on. The answer, when PCE did the work, is yes to both. The transferable lifetime warranty is documentation the buyer’s agent and the buyer’s inspector will read as a value-add.

In real estate practice across DFW, we have seen our warranty transfer letters used as part of the closing documentation package on properties at the higher end of the market. The transfer is a one-time event — meaning the warranty covers the original homeowner and one subsequent homeowner; a third sale ends the warranty period.

To transfer the warranty, the seller submits a one-page warranty transfer request — available on request or at the address below — and we issue a transfer letter to the new homeowner within five business days, with the project documentation file attached.

How to register your warranty

Warranty registration happens automatically at project close. You do not need to take any action.

At project close, you receive:
  • A signed copy of the work order and signed completion document
  • The Level 2 inspection documentation (where applicable)
  • A photograph set documenting the completed work
  • A warranty registration document with project ID
  • The PCE warranty terms in writing

The warranty registration document is the artifact you keep for resale. We retain a copy in our project archive indefinitely; if you misplace your copy, we can reissue it on request at no cost.

Frequently asked questions

Does the warranty require annual maintenance? No. We recommend annual sweep and inspection on actively-used systems for safety reasons, but the warranty does not require it. What if I sell to a family member? Family transfers count as the one transfer. We handle the paperwork at no cost. What if PCE goes out of business? PCE has been in continuous operation under current ownership and under our predecessor practice for substantially longer than most chimney businesses survive. If, at some hypothetical future date, the business is sold or wound down, the warranty is structured to remain enforceable through the corporate successor — that is documented in the warranty terms themselves. Does the warranty cover labor and materials? Yes. A covered claim includes both the cost of returning to the site and the cost of materials needed to remediate the failure. There is no homeowner cost-share on a covered claim. Can I get a copy of the full warranty terms? Yes — the full written terms are part of every signed PCE contract.
